Why Seal-coat?
As a prospective customer, you may or may not be aware of the fact that the seal coating industry has changed dramatically over the past several years. Through scientific study of the molecular structure of coal tar pitch emulsions, the development of additives to enhance the molecular structure and new engineering ideas regarding deployment of seal coating materials to different areas of your parking lot, we are now able to offer seal coating applications which are capable of outlasting conventional applications many times over.
New pavement should be sealed as soon as possible after it has been paved and cured. Asphalt pavements that are not sealed are constantly exposed to destructive elements that cause expensive damage and shorten the service life of the pavement. Sealing guards your pavement investment by providing a tough protective shield that locks out destructive elements and seals in the tars in the asphalt, keeping it resilient and durable.
Seal coating is the economical way to improve the appearance of your property while maintaining your pavement investment. Sealing will also permit easier cleaning of your parking area and help dissipate snow during winter months.
The diagram below indicates how Pro Pavement Services deploys seal coating materials in a typical parking area. Low traffic areas are given a lighter seal coating while busy traffic areas are given a heavier seal coating. This method of application, along with the additives, substantially out performs standard seal coating applications.
Deployment Legend
A – Walkways and non traffic areas:
- 1 coat slurry or 1 coat plain
B – Parking areas and low traffic lanes:
- 1 coat slurry and I coat plain
C – Main traffic and turning lanes, exit and entrance areas:
- 2 coats slurry and 1 coat plain
Properly designed and constructed asphalt pavements rarely wear out from traffic use. Surface deterioration is primarily caused by weathering; sunlight, water and ice, and the destructive softening effects of chemicals; gasoline, oils and numerous other chemicals which deteriorate the asphalt.
